Start a Chennai industrial property search with the journeys your business makes every week. A map of available buildings becomes more useful once receiving points, customer gates and port terminals are marked on it. The four areas below are search zones rather than official boundaries or a ranking.
Four areas to put on your shortlist
| Search area | Research starting points | What should decide the shortlist |
|---|---|---|
| West: Sriperumbudur–Oragadam | SIPCOT developments, ESR Oragadam, Ascendas-Firstspace Oragadam and Mansi Industrial Park in the wider corridor. | Actual factory gates served, delivery frequency and the offered building’s fit. |
| North: Gummidipoondi–Ponneri | SIPCOT Gummidipoondi and ORIGINS by Mahindra World City in North Chennai. | Customer locations, the precise port or terminal used and truck access to the specific plot. |
| North urban edge: Red Hills–Puzhal | Assess individual warehouse proposals against your Chennai delivery network. | Stop sequence, permitted vehicle access, waiting space and peak-period journeys. |
| South: Chengalpattu–Maraimalai Nagar and OMR | Mahindra World City on NH32; OneHub Chennai is a separate south-Chennai/OMR option. | Which southern customer clusters you serve, staff access and whether you need plots or completed premises. |
Do not treat the whole of south Chennai as one interchangeable location. OneHub’s published Kunnapattu address and Mahindra World City’s NH32 location describe different approaches. Similarly, a north-Chennai address does not establish the best route to a port terminal.
Build a destination sheet before booking visits
- List the five to ten customer or supplier gates responsible for most vehicle movements.
- Record weekly trips, vehicle sizes, arrival windows and the consequence of a late delivery.
- Separate port container movements from local distribution; they may have different route priorities.
- Identify requirements that exclude a building: usable area, clear height, handling equipment or a confirmed operating date.
Compare a small set of specific units
Request the same information from each operator: offered unit number, dated plan, area basis, specification, intended-use suitability, commercial proposal and handover scope. A large park can still have no suitable unit available. A small property may fit your operation if the route and building evidence support it.
For each candidate, write one reason to retain it, one unresolved issue and the next evidence required. This turns a long park list into a manageable decision. Use our seven-park comparison to find official operator information.
