Chennai Warehouse Costs: Rent, Maintenance and Fit-Out

Compare warehouse proposals on a consistent area basis and time period. The rent per square foot is one input; maintenance, transport and fit-out scope can change which proposal works better. This guide uses invented figures to demonstrate the method. It is not a Chennai rent survey or a quotation for any property.

A worked example: two 50,000 sq ft proposals

Monthly itemIllustrative offer AIllustrative offer B
Base rent₹25/sq ft = ₹12.50 lakh₹27/sq ft = ₹13.50 lakh
Maintenance assumption₹3/sq ft = ₹1.50 lakh₹2/sq ft = ₹1.00 lakh
Transport assumption₹2.00 lakh₹1.00 lakh
Total of these three items₹16.00 lakh₹15.50 lakh
Annual total before other items₹1.92 crore₹1.86 crore

Under these assumptions, offer B costs ₹50,000 less per month despite its higher base rent. That is ₹6 lakh over twelve months. Replace the transport assumptions with comparable carrier quotations and actual route volumes before using this method for a real shortlist.

Separate recurring cost from upfront cash

For illustration, a refundable deposit equal to six months’ base rent would require ₹75 lakh for A and ₹81 lakh for B. Record deposits separately from rent expense: they affect cash tied up and the conditions for recovery. These deposit terms are examples, not a statement of local market practice.

  • Recurring: base rent, maintenance, applicable taxes, utilities, transport, security and operating services.
  • One-time: fit-out, equipment installation, relocation, professional fees and any agreed landlord works charged to you.
  • Cash tied up: deposits and other refundable sums, with their return conditions.
  • Later changes: escalation dates, changes in maintenance charges, additional space and reinstatement obligations.

Check what the square footage means

Obtain a plan showing the area used for billing and the area available for storage, staging and offices. If one proposal includes mezzanine or office space and another does not, a simple per-square-foot comparison may mislead. Compare the resulting usable storage positions or operating layout as well.

Make an evidence-backed cost sheet

Put every number beside its source, date and inclusion or exclusion. Mark anything not quoted as “awaiting confirmation,” rather than zero. Have the finance team check the applicable tax treatment and cash-flow schedule for the actual agreement. The example above excludes taxes, utilities, fit-out, escalation and financing effects.

Park websites and brochures are useful for specifications; current commercial terms need a written proposal. Use the operator comparison to begin that enquiry.
